      Lot walk

      We meet you on your land. We check the flood zone, the setbacks, the soil, and where the sun and the view are.

      Design + price

      Plans with our designer or yours. Then one fixed price, broken down line by line.

      Permits

      We file with the county and any HOA or CAMA review. You don't stand in a single line.

      Build

      Friday photos, a shared schedule, and a walk-through at framing so you can see every room before the drywall goes up.

      Keys + warranty

      A final walk with a punch list, then we come back at 11 months to fix anything that settled.

      Built for the coast

      What's standard when the ocean is a mile away.

      Wind-rated from the footing up

      Anchor bolts in the foundation, hurricane straps at every rafter and impact-rated windows. The load path runs continuously from the roof to the ground.

      Flood-zone foundations

      We build on pilings or a raised block foundation, set above the county's required floor height, with flood vents where the code calls for them.

      Salt-air materials

      Stainless and hot-dipped fasteners, fiber-cement siding, a standing-seam metal roof, and porch framing that's treated for ground contact.

      New Hanover, Pender and Brunswick.

      Before you call.

      Do I need to own a lot first?

      No. Most of our clients already have land, but if you don't, we'll walk lots with you before you buy and tell you what building there would really cost. Flood zone, fill and clearing can change the price by five figures.

      How long does a custom home take?

      For most homes, 12 to 16 months from signing to keys. Design and permits take about three of those. Pilings, a pool or a fully custom finish add time. The planner above gives you a timeline for your choices.

      Is the price really fixed?

      Yes, for everything on the signed plans and selections. If you change something, we price the change in writing and you approve it before any work happens. There are no surprise allowance overruns at the end.

      Can I use my own plans or architect?

      Yes. We'll review them for coastal code and cost before pricing, and point out anything that would be cheaper to change on paper than on site.

      Are you licensed and insured?

      On a real site, the builder's NC general contractor license number, license limit and insurance would go here. This is a concept build for a fictional company, so none are shown.
